What Investors Need to Know

The Investment Opportunities are many in today’s home market; however it takes the Savvy Investor to know when a deal in not a deal!

Foreclosure Homes being sold “as-is” by the banks and the Investor has to be educated and alert to signs of when the home may not be a good investment. 

You can have inspections done before purchasing the home; however the bank will not pay for any repairs that appear on the inspector’s reports. If you want the home, it is your responsibility to pay for these fixes.

You have the right to review all homeowner’s association’s rules and regulations, as well as review their financial disclosure before you are required to close on the home?

If you find anything in the inspections above you can still back out of the deal and get your earnest money deposit back, as long as all of this is done within the required amount of time allowed in the purchase contract.

So consider having the following inspections done:

  • Termites
  • Mold
  • Roof wear and tear
  • Air Conditioning and Heating units

Here’s more to consider when purchasing an as-is foreclosure home:

  • Have the property taxes been paid?
  • Have the homeowner’s association dues been paid?
  • Are there any homeowner’s violations?
  • Were all repairs and modifications made to city code?
  • Is this house located within a flight pattern of one of the city’s many airports?
  • How about the noise from the Jets at Luke Air Force Base or nearby freeways?
  • What new freeways are being planned and where will they be located?
  • How about future plans to erect high-tension electrical wires and where will they be located?

If you are an investor and you are looking for rental properties, consider the following:

  • How do you know if the home is in a good ZIP code that commands higher rents?
  • Maybe the price of the house is good, but the school district is horrible, so you can’t get as much rent?
  • Or, perhaps there are a lot of rentals in the neighborhood, so they are not renting out as fast as you had anticipated.
